Same issue here. 400 Mbps Xfinity on Comcast modem router but <65Mbps on Google Wifi Gen 1. Astonished to find this thread with no substantial resolution for almost half year.. Move fast Google!

It doesn’t work if preferred activities are turned off. Still showing <65Mps while I get 400Mps on wired connection and ~200Mps on Comcast router.
