I’ve done these steps completely just now. DL at the modem is 690mb/s. Download over mesh Wi-Fi points is 140mb/s.

I am having the same issue! 776mb/s on the modem, 30-50mb/s on the mesh Wi-Fi, and I have a total of three points in a small 1100 sq single story home.
