Gen 3 Heating instead of Cooling w/ Heat pump (another Gen 3 works fine)

I have a home with 3 separate Heat / Cool zones. All w/ heat pump and alt fuel. 1 set up all three areas w/ Gen 3 t-stats and 2 work fine, the 3rd heats when set to cool. I can pull a "working" Gen 3 T-Stat off wall and replace and zone works fine.

I can't for life of me find any difference in settings; clearly not a wiring issue as 1 t-tstat works fine. Did full factory reset and set up again; no change.

Ideas?
